FULLERTON, CA| AUGUST 1, 2014 –California based Commercial Real Estate building sub-contractor, Superior Wall Systems, also known as SWS, along with their companies SWS Panel, SWS Truss and EZ Stud has announced today that they have begun the prefabrication of the load bearing walls for the largest assisted living building project on the West coast in Altadena, California
On April 16, 2013, Episcopal Communities & Services, the parent organization and developer of MonteCedro®, announced during the Altadena Town Council meeting that the senior living community is scheduled to break ground late this Summer. Due to financing requirements, MonteCedro must have 70 percent of its residences (130 homes) reserved prior to construction, and according to sales projections, the senior living community is scheduled to achieve that by Summer’s end.
“After years of planning and hard work, the MonteCedro and ECS teams are excited to begin the construction process, and anticipate celebrating the groundbreaking by hosting a community-wide block party this Summer,” states Martha Tamburrano, President/CEO of Episcopal Communities & Services. “We look forward to being a part of the Altadena community and contributing to its economic vitality”, as quoted by the Pasadena Now news.
To prepare for groundbreaking and construction, MonteCedro has deconstructed the homes along the west side of Crawford Avenue and the north side of Alameda Street. Materials from these buildings, such as wood doors, cabinets and windows, will be donated to the San Gabriel Valley Habitat for Humanity. The non-profit organization will use the materials in its upcoming building projects or sell them to benefit its mission. Additionally, approximately 80 percent of the deconstructed building materials will be sent to a recycling center instead of a landfill.
“The MonteCedro® project is in line with our company philosophy of giving back to the community while creating a greener foot print in the deconstruction and building process. It’s great to be a major part of the Western US’s largest assisted living project and even better to be a part of the growth of jobs and redevelopment in Pasadena, CA”, according to Ron Hudson, President of Superior Wall Systems.
Superior Wall Systems is thrilled to be a major part of the over 350,000 square feet of assisted living space at MonteCedro® and proud to be the provider of the prefabricated load bearing walls, panels and roof trusses in coordination with DPR Construction, a nationally-recognized firm with offices in Pasadena, Calif. Once complete, the community will employ more than 100 people in various positions, including nursing, administration, dining services and maintenance. Additionally, Superior Wall Systems supports this growing workforce by employing abled and disabled Veterans.
MonteCedro®, a planned Episcopal Communities & Services (ECS) Continuing Care Retirement Community (CCRC), will be located in Altadena, Calif. As the first CCRC in the San Gabriel Valley area in more than 25 years, it will offer 186 apartments and villas for adults 60 years and older, and provide health care services that will allow them to transition seamlessly from independent living to in-homecare, assisted living and memory support. The community will also feature a fitness center, heated swimming pool, home health services, and the Masterpiece Living® wellness and enrichment program.
